公示公信原则正是符合物权变动的要求，而为大多数国家所接受，成为物权法的基本原则之一。认识并理解该原则基本原理，讨论如何建立一套完善的物权公示公信制度，是本文要解决的问题。本文分五个部分。

第一部分阐释了公示公信原则的基本原理，分别分析了两个原则的定义、历史发展、立法理由、功能，并详细研究了公信原则的适用问题，指出对不动产的公信原则各国有不同的态度，并分析产生这种分歧的原因。

第二部分讨论的是物权变动的公示方法。

第三部分讨论了物权公示的效力。

第四部分主要论述了公示的公信力，包括登记的公信力和占有的公信力。

第五部分探讨了我国物权法公示公信原则实施的现状与完善。结合我国新颁布的《物权法》,提出在公示要件主义的立法模式下，统一登记机关、采登记的实质审查主义，规定动产善意取得制度和不动产登记的公信力，进一步完善我国物权法的公示公信原则。

Abstract

Part1mainlystudiesthefundamentaltheoryabouttheprincipleofpublicationandindication.Iseparatelydiscusstheconception,development,legislationcauseandthefunctionofthetwoprinciples,thenputthestressontheapplyingoftheindicationprinciple,pointoutdifferentattitudetowardtheindicationprincipleonrealproperty,andanalyzethereason.

Part3discussthevalidityofpropertypublication.

Part4mainlyresearchestheindicationvalidityofpropertypublication,includingtheindicationvalidityofregistrationandthepossession.

Part5mainlyexploreshowtoperfecttheprincipleofpublicationandindicationaccordingtothelawofpropertyofourcountry,theessaysuggestthatincreationmodeofpublication,weshouldintegratetheofficeoftheregistration,carryoutessenceexaminationofapplicationforregistrationandentitletheregistrationwiththeindicationvalidity.
