大连市商品住宅空置问题成因及对策研究毕业论文.doc

中文摘要 目前，虽然表面上大连房地产市场发展势头良好、房地产业炒的很热，总量增加很快，但是也出现了诸多问题，特别是商品住宅大量空置己成为房地产市场运行中最突出的问题之一。商品住宅的积压沉积着大量的银行资金，不仅仅影响了房地产业本身，也严重影响了大连经济的健康持续发展，影响着和谐社会的建设，造成了恶性循环。它不但是经济问题，更是社会问题。因此，必须给予足够的重视，予以解决。 本文首先对空置的概念进行了阐述，并运用经济学的理论进行了解释；在考虑到大连住宅市场特殊性的因素后，对大连目前商品住宅市场的空置做出了判断；在对统计资料和数据分析的基础上，从商品住宅本身、消费者、房地产金融和其他方面定性地分析了导致大连商品住宅空置的原因；最后论文分别从政府和房地产开发商等方面给出了消化空置商品住宅、避免空置总量增加的方法或思路：即政府要调控宏观总量，在税收政策、法律法规以及房地产金融等给方面给与支持；房地产开发商要通过自身的优化经营，增加有效供给，降低开发成本，提高房屋的质量来保持需求和供给之间的均衡。 本文既注重宏观总量的研究，又注重微观区域的分析，将理论和实践相结合，定性和定量相结合。既有对空置情况的整体判断，又有商品住宅价格过高的分析；利用存储理论，建立了住宅开发规模优化决策模型；在分析大连大量数据资料的基础上，提出了商品住宅高空置的原因，并分别对商品住宅的存量和增量市场减少空置提出了对策建议。 本文的研究具有一定的实用价值，目的在于为政府管理者、政策制定者提供一个全面了解商品住宅空置问题的平台，同时为房地产开发企业提供决策参考依据。 关键词： 商品住宅空置；空置率；消化；政府；房地产开发商； At present, although the real estate market shows a good tendency on the surface in DaLian, a large sum of money has been poured into the real estate industry, and the total quantity increases very quickly, there are many problems，especially, the large number vacancy of the commodity housing is one of most prominent questions in the real estate market．The vacant commodity housing has engrossed much fund，not only it has affected real estate industry itself, but also seriously affects healthy run and sustainable development of the national economy，furthermore，it affects construction of the DaLian society，which result in a vicious circle．Therefore，we must pay more attention to solve it． The paper firstly elaborates the concept of the vacancy and gives the theoretical explanation to vacancy of the commodity housing using the economics；based on the discussing the computational method，the improved computational method of vacancy rate is provided；after that，this paper analyses the intention and the existing theory basis，considering the particular factors of the housing market in DaLian, an estimation of vacancy has been made to it．Holding the massive statistical data and analyzing data, the paper qualitatively analyzes the causes of resulting in the vacancy from the commodity hous
