中国中部省份房地产价格上涨的内因分析 喻 瑶，段建南，张 坤，李楚齐 (湖南农业大学资源环境学院，湖南 长沙 410128) 摘 要：研究目的：在目前高房价的社会矛盾面前，分析引起房价上涨的真正内因，有利于从宏观层面上准确引导 与调控好房地产市场；研究方法：通过收集历年数据，采用市场比较法与长期趋势法相结合进行研究；研究结果： 城市化通过影响房地产的供给与需求进而促使了房地产价格上涨；同时房地产价格上涨反过来也会对城市化水平提 高产生一定的影响，中国中部省份房地产价格相对特大城市居高不下的价格而然是比较合理的，之所以上涨最重要 的内因之一是近十年来的城市化水平的迅速提高；研究结论：国家调控政策中融入分区概念，措施因地制宜，有利 于进一步完善国家调控政策。 关键词：城市化；房地产价格；互动关系；中部省份；长沙市 The Analysis on the Cause of the Rise of Real Estate Price in Central China Proinces YU Yao ，DUAN Jian-nan ，ZHANG Kun ，LI Chu-qi (Resources and Environment College of Hunan Agricultural University, Changsha 410128 ，China) Abstract: Research objective: in the current social contradiction of high housing prices, the analysis of urbanization, as a cause of real estate price of rise, will help to accuratelly guides and appropriately controls the real estate market in the macro level; Research methods: the market comparison method and long-term trend method; Research results: the urbanization effects the real estate price, through impacting to the supply and demand of the real estate. Meanwhile, the real estate prices will effect the urbanization process reversely; However, it is more reasonable that real estate prices are still high in provinces in central China, relatively compare to large cities, One of the most important cause of the rise is the enhancement of the level of the urbanization in the last ten years; Research conclusion: the national regulatory policy is supposed to include the partitioning concept, and measures should be suitable to local conditions, so as to improve the national regulation effect.
