房地产企业项目质量管理的研究-论文 房地产企业项目质量管理的研究 Study on the Project Quality Management of Real Estate Company 摘要 本文详细论述了房地产企业项目质量管理需求分析与特点，房地产项目质量面临“全数之考”，房地产项目质量管理目标的实现是品牌发展之根本。深入讨论影响房地产项目质量的主要因素，项目质量与项目时间、项目成本之间的对立统一，项目干系人在项目质量管理过程中的作用。研究房地产项目质量基本管理方法，强调指出数据分析手段在项目质量管理中的应用，工作分解结构在项目质量管理中起的重要作用，流程管理和团队建设在项目质量管理中的重要作用。本文还强调房地产公司的项目质量管理是基于设计单位、总（分）包单位、监理单位等合作单位是成熟和具备相当管理能力的基础上的控制及强化控制的管理，还着意提出执行力、细节管理、持续改进是房地产项目质量管理的三把利剑。对某房地产公司项目质量管理案例分析。对于从事房地产工程项目管理的人士具有一定的参考意义。关键词：品质； 质量； 质量管理； 执行力； 细节管理； 持续改进 ABSTRACTThis paper discussed characteristics of project quality management and the needs analysis in real estate enterprise in detail: the quality of real estate projects is facing "full of the test," achieving the objective of quality management is the root of brand development. The paper also discussed the major elements affecting the quality of real estate projects. There is a unity of opposites in the quality of the project, the cost of the project and the lasting time of the project. The related persons played an important role in the process of quality management. Researching on the basic methods of the real estate projects management, the paper stressed that data analysis in the application of quality management, work breakdown structure in the project quality management, process management and team-building played an important role. The paper also stressed that the quality of the real estate company's management is based on the enhanced control of management ,which the design units, the (general) package units, the project management companies and other cooperation are mature and have the basis of management capabilities .On the other hand，the paper gave a conclusion that the implementation of the proposed effort, management for the details, and continuous improvement are three swords of the quality management in real estate projects. Based on the case study of a real estate company in project quality management，this paper has some reference value to the engineering staff of
