摘 要
房地产开发是在依法取得国有土地使用权的土地上,按照城市规划要求进行基础设施、房屋建设的行为。要想使开发项目达到预期的经济效果,首先必须做好可行性研究工作。可行性研究作为项目投资决策的依据、筹集建设资金的依据、开发商与有关部门签订合同的依据以及编制下阶段规划设计的依据是项目成败的先决条件。?
该项目可行性研究报告共分十三个部分。分别为项目总论,投资环境和市场分析,项目定位和SWOT分析、项目工程设计方案、项目管理方案、项目环境影响评价、项目组织机构与人力资源配置、项目环境影响、劳动安全健康与消防、建设投资估算、财务评价、社会评价、风险分析、报告研究结论与建议。??
该项目选址于沙坪坝大学城,南临大学城南路,北临龙湖U城,东近大学城西路,西靠重庆绕城高速,紧邻重庆大学虎溪校区、川美、重师及地铁1号线和轻轨7号线,大学城、微电园、台资信息园、物流园、城市中心区5大片区环伺Project introduction, the analysis of investment environment and market, project orientation and SWOT analysis,project design, project management, project environmental impact assessment, the project organization and human resources allocation, project environmental impact,labor safety, health and fire protection,project investment, project financial evaluation, social assessment, risk analysis, the conclusion of the reports and suggestions.
This project is located in Shapingba campus city.the south of this project is university road, North is Longhu U City, east near University City West Road, the west of this project is Chongqing highway,adjacent to the Chongqing University Huxi campus, Sichuan Fine Arts Institute, heavy division and Metro Line 1 and line 7 light rail, surrounded by 5 large areas of University City,electric park, Taiwan information zone, logistics park, city center district. Through financial analysis, the project investment profit rate is high, the internal rate of return of investment is greater than the benchmark rate of return,so the financial of this project is feasibility. Through the sensitivity analysis, the profit and loss balance analysis, the anti risk ability is strong , through social evaluation, the social impact of the project is good, overall, the project is feasible.?
