房地产企业全装修住宅集成管理研究-管理科学与工程专业论文.docx

摘 要 随着房地产业的快速发展和消费者购房意识的转变，全装修住宅的市场占有 率逐年上升，越来越多的房地产企业将全装修住宅作为主要开发业态之一。由于 住宅建造技术的发展和劳动力成本的不断上升以及经济发展低碳环保的要求，采 用工业化技术开发建设全装修住宅将成为房地产企业的必然选择。但由于我国全 装修住宅和住宅工业化起步较晚、发展缓慢，房地产企业全装修住宅建设管理的 组织架构、建设过程等存在诸多问题，也无法满足住宅工业化的要求。对房地产 企业全装修住宅建设管理进行集成管理研究，将有助于对于我国房地产业的发展 和提高房地产企业的管理效率。 文章在研究过程中运用了文献研究法、实地调查法、专家访谈法、定性分析 法和案例分析等研究方法。分析了全装修住宅、住宅工业化、集成管理、Partnering 模式和项目管理组织等相关概念及理论，为研究奠定理论基础；根据实地调查和 专家访谈结果，结合相关文献，总结归纳房地产企业全装修住宅建设管理中存在 问题和住宅工业化对全装修住宅建设管理的要求；根据霍尔三维结构模型指出对 房地产企业全装修住宅建设管理应进行组织、过程、目标和信息支持四个维度集 成；在组织集成维度根据 Partnering 模式和并行工程原理，可以构建房地产企业内 部全装修住宅多专业协同管理小组（MDCT）和外部参与方的集成项目团队；在过 程集成维度对全装修住宅建设过程进行阶段划分，借助 IDEF0 过程建模方法对各 阶段功能及其逻辑联系进行分析，根据并行工程原理对全装修住宅建设过程进行 重组；在目标集成维度，提出以 Partnering 协议为核心的全装修住宅建设目标集成 概念模型；在信息集成维度，提出全装修住宅建设信息集成支持平台概念模型； 通过分析实际全装修住宅项目建设管理中存在问题，根据组织集成、过程集成、 目标集成和信息集成支持平台的研究成果提出具体对策建议。 文章通过剖析房地产企业全装修住宅建设管理中的问题，对其进行集成管理 研究，提出了房地产企业全装修住宅组织、过程、目标和信息支持四个维度的集 成管理成果，为房地产企业全装修住宅建设管理模式的革新提供理论依据。 关键词：房地产企业，全装修住宅，建设管理，集成管理，Partnering 模式 I ABSTRACT With the rapid development of the real estate industry and the transition of the buyers’ consumer consciousness, full decoration housing market share increased year by year, more and more real estate enterprises will be full decoration housing as one of the main development forms.
