Abstract As a new system, the land reserve system have a clear postioning on monopolying land market,controlling the land prices,providing residents with affordable housing.Actually,the land prices have been rising,from 2002 to now,and the housing prices also are achieving new high.The high land and housing prices lead to interest groups’ objections and dissatisfaction,and affect the operation,development and norms of the city’s land reserve system. In this context, many domestic scholars research the city’s land reserve system,and think what it give us,a huge amount of land revenue or the terrible real estate bubble.The real estate industry is a pillar industry of Chinas national economy,which is one of the driving forces in the future.The land reserve system is an effective means to regulate the real estate market.How to better understanding the price mechanisms impact of the land reserve system on the real estate market, ensure that the land reserve system functions effective,it has become a major issues in the economic development. In this paper, the main line is conduction impact of the city’s land reserve system on the real estate market. First of all, analyze the impact of the city’s land reserve system on the land prices,then, According to the relation between the land and housing prices, indirectly analyze the impact of the city’s land reserve system on housing prices.On the basis of Suming up and learning predecessors’s theory and the status quo of our country ,this paper uses 1998 -2008 years of quarterly data to analyze the impact of the land reserve system on the price of real estate market. Empirical results show that the citys land reserve system has a direct impact on land prices, although the price of land is an integral part of housing prices, but there is no causal relationship between the rising housing and land prices, the housing prices influenced by many factors, the land prices is one of the factors.
