Abstract At present, tourism industry develops rapidly, China will become the largest travel destination of the world by 2020.The tourism consumption has already been changed from the visiting type into the holidays and recreation type gradually, which has caused the great adjustment of the tourism industrial structure. Meanwhile, Chinese real estate is looking for the new investment field. And a large number of idle rooms exist in the tourist city, large-and-middle-scale city of coastal area. The tourism real estate becomes the new focus in the new round of economic growth in China. This article pays attention not only to refining and summarizing in theory, but also to the deep analysis on the case. In theory, the conception of Tourist Real Estate is set up, base on liquidating the researches both China′ tourist real estate and abroad′, some interrelated theories are put forward. It contains Tour product life cycle theory; Real estate property rights theory; Industry tiller theory; City sector disappear theory. Innovating to building up the theory and methodology of tourist real estate. Base on above research, qualitative analysis the influence condition. Research on Dynamic Mechanism of the Development of Tourist Real Estate, mainly about policy、market、industry、economy、traffic aspects. Using Grey correlation analysis method, a mold called Tourist Real Estate Analysis Model was constructed which is based on the principles of Grey correlation analysis. Regard WUHAN as the research object, analyze the tourist real estate factor, determines the primary and secondary relations about the respective factors. On the basis of above research, advocate the corresponding strategy to development tourist real estate.
