摘 要 房地产行业是一个快速发展的行业，也是一个对国民经济影响较大的一个产 业，我国随着对房地产市场的放开，房地产投资热潮不断的涌现，但是其中过度 的投资导致了房地产泡沫的出现，而一旦房地产的资金链出现问题就会引发一系 列的社会问题，因此对于房地产投资市场的管理是政府一直关注的问题，也是很 多房地产企业关注的问题。 本文针对房地产投资管理问题进行了详细的市场调研，根据委托单位实际的 业务需求，设计并开发了一套适合辽宁地区的房地产投资风险评估系统，通过本 系统的应用将提高房地产企业和个人投资者在投资活动中的规范化程度，改善了 房地产投资管理的质量，本文主要工作包括： 1．根据房地产企业当前的业务需求和未来业务发展的 设计，采用 S2SH (Struts2+Spring+Hibernate)框架技术设计并开发了一套房地产投资风险评估系统。 2．在本系统中实现了风险管理模块、投资管理模块、数据管理模块和用户管 理模块，实现了房地产企业对风险数据、投资信息和用户信息的信息化管理。 3．风险管理功能和投资管理功能是本系统的特色功能，其中投资风险评估和 投资监管解决了手工操作无法实现准确分析的问题。 4．对房地产风险评估系统进行了功能的全面性和完善性测试工作，通过一个 月的满负荷测试，找到评估系统中存在的问题并完成了相关问题的解决，证实了 评估系统了具有功能实用性和运行稳定性。 关键词：房地产，风险评估，投资管理 ABSTRACT The real estate industry is a fast developing industry, but also an impact on the national economy an industry bigger, China with the opening of the real estate market, real estate production upsurge emerge constantly, but the excessive investment led to the emergence of the real estate bubble, but once the real estate funds chain problems will lead to some social problems in the column, so the real estate investment market is the management of government has always been of concern, is also the concern of many real estate enterprises problems. This paper aimed at the real estate investment management problems detailed market research, according to the principal unit of the actual business needs, design and develop a set of suitable for Liaoning area real estate investment risk evaluation system, through the application of this system will improve the real estate enterprise and individual investors for investment degree of standardization, improve the quality of real estate management, the main work of this paper includes: according to the real estate enterprises in the current business needs and future business design, using S2SH framework technology to design and develop a set of real estate investment risk evaluation system. in this system realize the risk management module, investment management module, data management module and user management module,
