房地产开发项目运营管理体系探究 摘要 近些年来,随着社会的不断进步、国家经济的逐步发展,房地产开发也越趋成熟,市场对开发商的要求也逐步提高,要在竞争激烈的房地产市场占得先机,获得理想的盈利,必须要在开发过程实现进度、成本和效益上的最优化。能否顺利地实现这目标,这就要求房地产开发商在项目开发过程中需将有限的资源进行有效的整合,即将投拓、招标、采购、设计、报建、营销、物业及客关八个部门的运营工作围绕整个开发过程进行协调、配合,明确各部门、各环节之间的目标和关系。这就给房地产运营工作提出了更高的要求,在这种环境下,计划运营八步法体系应运而生。 为了研究计划运营八步法体系给房地产开发运营工作带来的巨大影响,本文将以碧桂园集团莞深区域在东莞严格的房地开发环境要求下展开研究,更是以取得巨大成就的清溪项目实例进行分析。 关键词:协调、资源、八步法 Abstract In recent years, with the continuous progress of society, the gradual development of the national economy, real estate development has become more mature, the market demand for developers also gradually increased, in the fierce competition in the real estate market, to get the ideal profit, must be in the development process of the progress, cost and efficiency optimization.
