With an example to explore the application of the market method in real estate, this article from the theory basis of the market comparison method, discusses the problems and countermeasures of real estate appraisal, to perfect the market comparison method in the application of real estate appraisal has important guiding significance. Key words: marketing; Application; Countermeasures; 一、市场法的原理 (一)市场法的含义 市场法也称市场法价格比较法,它是指在市场上选择相同或相近的资产作为参照物,针对各项价值影响因素,将评估资产与参照物进行价格差异的比较,经过调整,得出被评估资产的评估价值。市场法是一种最简单、有效的方法,因为它评估过程中的资料直接来源来于市场,同时又为即将发生的资产行为估价,市场法的应用与市场经济体制的建立和发展、资产的市场化程度
