摘 要 住宅设计领域已经进入新的活跃期，随着新建住宅数量的增加，住宅原有的设计上的不足也成为后期住宅设计需要改进的问题，如住宅小区的停车和人车分流问题；老年人社区和残疾人的无障碍设施；安全防范和智能化管理问题等，有些是设计师能在具体设计时解决的问题，有些则涉及到住宅成本技术的方方面面。这些问题的出现恰恰反映出我国的住宅需求和设计已向一个更高的层次发展，中国的住宅设计理论得到了丰富，并呈现出突破创新的局面。 由于住宅是使用年限很长的社会商品，人的一生几乎有一半都在住宅中度过，因此住宅的设计水平直接关系到大众的身心健康，影响到社会的秩序和安宁。另外，随着社会主义市场经济的不断发展，住宅业也成为我国经济发展的重要支柱产业，直接拉动我国GDP的增长。住宅小区的规划设计影响住宅的“一生”，又是带动住宅产业发展的龙头，它的水平也在很大程度上带动住宅产业和其中相关部门的发展。 越来越多的上市商品房让广大购房者对小区的环境规划有更高要求，住宅小区向科学需求转变。因此，如何更好建设住宅小区，营造高质量的居住环境，以满足广大居民的需求，同时获得良好的经济效益、社会效益、环境效益，促进住宅产业更进一步发展，成为一个有研究价值的课题，也是本文将研究探讨的方向。 关键词：住宅设计；细节设计；人性化住宅 Abstract The field of residential?design has?entered into a new?active period.?Along with the increase in?the number of new residential design,?lacking of?original?residential?housing design?has also?became the problems which need to be improved,?such as?residential area parking?and?the separation of people and vehicles;?barrier free facilities in?community elderly?and?disabled persons;?safe tyrant intelligent management?problems,?some?designers?can solve in the specific design?problems,?but some?related to the?technical aspects of?the cost.
