西 安 交 通 大 学 课 业 论 文 题 目 我国房地产价格现状分析及调控手段研究 ——以重庆模式为借鉴 学 院 公管学院 班 级 行管81班 学 号 姓 名 贾庆光 指导教师 杨东朗 完成日期 2011-5-30 【摘 要】 在 1997 年的亚洲经济危机后，全球经济出现了疲软的状态，中国经济也面临着通货紧缩的压力。为推动经济进一步增长，政府出台了一系列的政策以扩大内需，并将房地产行业作为中国经济发展的增长点，这些政策刺激了房地产行业的发展。从 1998 年实行房改政策以来，我国的房地产开发投资始终保持 20%左右的增长，房地产业保持了购销两旺的局面。经过几年的高速发展，房地产行业成为中国经济增长的领头羊。 本人在总结国内外现有研究成果的基础上，以房地产价格的相关理论为基础，利用图表分析法，介绍了全国房地产价格的现状，剖析了存在的问题，并根据问题对其产生的原因进行了深入分析；又根据我国房地产价格宏观调控政策存在的问题，借鉴利用比较分析法阐述重庆模式的调控经验，对稳定我国的房地产价格提出建议和对策。 【关键字】 房地产 房产泡沫 宏观调控 重庆模式 Abstract After the 1997 Asian economic crisis and the weak global economy status, China's economy is also facing deflationary pressure. To promote further economic growth, the Government introduced a series of policies to expand domestic demand, and takes real estate industry as a growth point of China's economic development, these policies stimulating the real estate industry. When implementing housing reform policy from 1998, China's real estate investment always maintains the 20% growth, while real estate maintained a good situation. After several years of rapid development, the real estate industry has become the leader in China's economic growth. In conclusion, I have the basis of existing research results at home and abroad, taking the related real estate prices based on the theory, use of chart analysis method, described the status of real estate prices across the country, analysis of existing problems, and in accordance with its resulting problems Conducted in-depth analysis of the reasons; and real estate prices under macro-control policies of the problems, learn from comparative analysis by the regulation model described the experience in Chongqing, China's real estate prices to stabilize recommendations and countermeasures.
