大 连 民 族 学 院 本 科 毕 业 设 计（论 文） 中国近年来房地产价格上涨的宏观因素分析 学 院 （系）： 土木建筑工程学院 专 业： 工程管理 学 生 姓 名： 李一昊 学 号： 指 导 教 师： 刘相斌 评 阅 教 师： 完 成 日 期： 2010-6-7 大连民族学院 摘 要 自1978年随着经济体制改革的全面展开，我国在城市进行了城镇住房制度改革、城市土地使用制度改革和房地产生产方式改革，新时期的房地产业逐步发展起来。尤其是自从98年住房实物分配制度的取消，住房实物分配逐步停止，转向货币分配，我国开始加快住房商品化的进程，建立起多层次城镇住房供应体系。此时，个人住房消费开始代替集体住房消费，变成了房地产市场的消费主力，住房金融开始起步和发展。现在看来，我国房地产在过去的十来年里经历了黄金发展时期。现在房地产业在我国的经济发展中发挥着举足轻重的作用，这已经毋庸置疑。在过去的一年里我国GDP增长率为8.7%，房地产行业是与国民经济高度相关联的产业，占GDP的6.6%和四分之一的投资。有为数众多的产业直接与房地产相关，可以说房地产业已成为中国经济的直接“命脉”。 但是由于市场经济不够成熟，房地产制度不健全，随着时间的推移，房价不断上涨，这已经引起了全社会的关注。导致近几年中国房价飞速上涨的原因是多种因素共同作用的结果。虽然政府通过制定各种政策以期引导房地产市场健康平稳的发展，但是忽略了消费者预期对房价产生的影响。 关键词：房地产价格 上涨 因素 分析 The Analysis of the Macroscopic Elements of the High Building Price in China Abstract Since 1978, with the reforming of economic system, our country has carried on kinds of reforms in the cities such as urban housing system reform, urban land use system reform and the real estate production method reform. So the real estate industry in new era has developed gradually. Especially from 1998, the physical housing allocation has been forbidden step by step and replaced by capitalized housing allocation. Then China began to speed up the process of housing commercialization and established a multi-level urban housing supply system. From then on, the individual housing consumption started to replace the collective housing consumption, and occupied the main share of the real estate market with the developing of housing finance. China real estate has experienced the golden age during the past ten years. Now there is no doubt that real estate industry has played a very important role in China’s economy. In the past year China’s GDP growth is 8.7%. The real estate industry which is highly connected with the national economy occupies 6.6% of the GDP and shares 1/4 of the investment. There are numerou
