摘 要 主题街区既是城市的区域组成部分，也是开放式的公共空间，体现城市的各 种复合功能。在城市旅游不断发展的今天，主题街区作为一种新型的城市旅游吸 引物逐渐成为城市旅游的热门话题。本研究以城市主题街区这一新型的城市空间 形态为研究对象，分析其发展路径、形态类型、内外部环境评价因子、战略组合 类型等方面，构建主题街区的战略选择模型，为城市主题街区的发展提供理论指 导和评价工具。 本研究首先界定了主题街区的基本概念，对国内外关于各种主题街区形态类 型的文献做出了研究综述；然后从五个发展路径和五大形态类型详尽分析了主题 街区的发展态势；从定位因子与导入元素两方面确定主题街区内部环境评价因 子；从街区外环境、街区资源和利益相关者三个方面分析了主题街区的外部环境 评价因子；总结主题街区的三大战略组合类型；在上述研究的基础上构建主题街 区战略选择模型。 本研究对深圳华侨城主题街区开展了实证研究。首先从历史维度理清华侨城 的发展轨迹，得出其三大演进路径；然后通过实地调查和二手数据分析对华侨城 的主题街区特征和产业特征进行量化分析，总结出华侨城成功的经验和存在的不 足；并在此基础上总结出华侨城的战略发展模型。 关键词：主题街区 战略模式 华侨城 I ABSTRACT The thematic district is not only the public space but also the regional component of a city. It reflects various compound functions of the city. Since the urban tourism has been developing constantly, the thematic district gradually becomes a hot topic for the urban tourism as it is a new attraction in the city. This research regards the thematic district as the research object. The research analyzes the development paths, the modalities of the districts, the evaluation factors of the interior environment and the exterior environment, also and the strategic combinations. Then the research establishes the strategic selective model of the thematic district. It provides the theoretical direction and the estimating tools for the development of the urban thematic district. First, this research defines the basic conception of the thematic district. And it made the domestic and international literatures summarize on the different types of the thematic districts. Then the article analyzes the developing situations of the thematic district on five developing paths in detail and five district modalities. It is a
