Keywords: urban village; the present situation ;development 昆明市城中村现状与发展研究 ——以昆明市官渡镇为例 1前 言 “城中村”指在我国特有的土地所有制和文化背景下，伴随城市郊区化、产业分散化以及乡村城市化的迅猛发展，为城建用地所包围或纳入城建用地范围的原有农村聚落，是乡村到城市转型不完全的、具有明显城乡二元结构的地域实体，这种现象是我国实行的城乡二元化管理制度，城市快速发展， 规模急剧扩张，由城市包围村庄后形成的。其村民无地从事农业 生产，但其户籍、土地权属、经济组织形式和管理特征等仍然保留原有农村形态的现象。 官渡镇位于昆明市区东南8公里处，南临滇池，现有两条公路与昆明市区相通。是昆明市官渡区的一座古镇。它具有2000多年的悠久历史，是滇文化的发祥地之一。其原名“蜗洞”，古镇建于南诏时期，唐宋时期已发展成为滇池东岸的一个大集镇，在不到一平方千米的古城范围内，文化遗存丰富，文物古迹众多，现有国家、省、市级历史文物１０余处官渡镇全镇属平坝区，土地肥沃，年
