摘 要
中国经济的快速发展,国民收入和人民生活水平逐渐提高,民众的购买力也逐步提升,住房的刚性需求旺盛,再加之投资和投机需求,房地产市场的持续繁荣就不难解释了。但是每个行业都有自己的发展规律,房地产市场也不例外,根据房地产周期理论,房地产行业每十年就会面临一次调整。这就要求房企的市场销售能力在行业中具有竞争力,这样才能适应房地产业的高潮与低谷。要具备强竞争力的市场销售能力,建立健全销售人员的薪酬体系就变得十分重要。本文意在通过研究无锡融创房地产公司现有的销售人员薪酬状况,并找出其中的问题加以探讨,然后设计出一套新的销售人员薪酬体系,借此探讨销售型房地产企业如何增强核心竞争力和留住人才,以促进融创保持行业领先优势,持续发展。
本文根据现有的薪酬体系理论研究成果,并对比无锡融创销售人员薪酬体系的实际状况,利用问题导向的方法找出问题,并运用本科阶段学习的现代心理学、组织行为学、薪酬福利管理、人力资源战略与规划等理论对无锡融创存在的问题加以剖析,并结合无锡市房地产行业的整体薪酬水平数据,对无锡融创房地产公司的销售业务薪酬体系进行再设计,使其具有行业竞争力的薪酬水平。
