摘 要
二十一世纪以来,无论是房地产市场,还是城市交通建设都取得了长足的,二者的关系也变得愈来愈紧密,轨道交通改善了城市交通条件,重新整合了城市空间结构。同时,依附于轨道交通的房地产开发可获得更高的市场回报本文针对地铁号线沿线的房地产项目,进行定位。从经济环境、自然环境项目周边的基础设施环境对项目的开发进行了研究,详细分析了影响项目开发前景的因素,着重分析地铁建设与项目开发的内在关系,阐述房地产开发与地铁建设相的一些基本思路。项目开发定位上,要充分考虑地铁因素的作用,力图使地铁因素所带来的房产价格提升得以充分实现。ABSTRACT
Since the 21st century, with rapid development of economy in Changsha, it obtained great progress both in the real estate market and the city traffic construction, especially in 2009, Changsha Metro project in an all-round way, the relationship between the two has become more closely related, the Rail Transit improved the traffic conditions and integrated the urban spatial structure anew.At the same time, all this makes the exploitation of real estate which leeches on to the Rail Transit get higher market returns.
The purpose of this paper was to make market analysis and commercial positioning of the real estate along Changsha metro line 1 2.To observe the effects on the development of real estate projects along subway by analyzing the factors of the economic condition, nature environment and the surrounding infrastructure.This paper analyzed the factors in details which might affect the development perspective of real estate and paid more attention to the internal relationship between subway construction and the development of real estate projects as well as set forth some basic ideas about the combination of subway construction and the development of real estate projects.
In this article, the author uses the low-price formation theory and land location theory to analyze the value of the commercial real estate by the Changsha subway.The influence of the subway must be considered completely when we decide the orientation of the project of the changsha commercial real estate so as to reach the goal of elevating the price of the real state by the subway.
