宏观调控下房地产市场供需博弈介绍.doc

摘 要 近年来，我国房地产市场的进步对国民经济的发展起到了一个推波助澜的重要作用。房地产业是一个关联性极强的行业，现今，房地产业已然成为了中国经济发展的支柱产业之一。但房地产业本质上还是一种新兴产业，加上中国的市场经济体制不够完善，房地产业中还是频频出现问题，亟待解决。 文章旨在借助博弈论的分析方法，分析房地产市场中两个最重要的主体——房地产开发商和消费者在宏观调控背景下的行为和策略，理清二者在价格和质量方面的博弈关系，大致描绘出房地产市场运行机制的基本轮廓。在此基础上，对房地产市场中出现的诸如房价的涨跌和开发商欺诈行为等相关问题给出理论上合理的解释，并针对博弈中出现的这些问题，向房地产开发商、消费者和国家的宏观调控分别给出初步的建议和解决对策。 关键词：房地产；博弈论；宏观调控；供需关系 ABSTRACT In recent years, the progress of our country real estate market plays an important role in the development of the national economy . The real estate industry is a correlation industry, nowadays, the real estate industry has become the pillar industry of Chinas economic development. But, essentially, the real estate industry is a kind of emerging industry. Meanwhile Chinas market economy system is not perfect. There are still many problems which need to be solve in the real estate industry. The paper aimed at using the analysis method of game theory to analyse the two most important subjects in the real estate market - real estate developers and consumers behavior and strategy under the background of macroeconomic regulation and control. And to clarify the game relationship both in price and quality aspects. To describe the basic outline of the operation mechanism of the real estate market. Based on this, to explain the problems, such as the rise and fall of house prices and the developers in fraud, in the real estate market. Finally, give some suggestions to the real estate developers, consumers and the national macroeconomic regulation and control.
