 商业地产的区位选择研究 摘 要 随着人民生活水平的不断提高和城镇化进程的不断加快，作为服务业载体的商业地产同样发展迅猛,商业地产的典型代表购物中心更是首当其冲，遍布全国各地，同时城市综合体、商业街、HOPSCA也是不断涌现。但是随着商业地产的选址由市中心不断向城市城郊外移，商业地产项目的失败案列也是不断增加。基于此本文主要以在中国经营和盈利模式最为完善，也是商业地产最为典型的购物中心作为商业地产的研究对象进行区位选择的分析，希望能够增加商业地产项目成功的可能性。 本文主要以沿海二三线城市为主体，把城市内部各区县内的商圈作为细分主体，研究商业地产在城市内部各区县商圈内的最佳投资区位。文章从结构上来看，首先分析了商业地产的基本概念和发展情况，接着主要从宏观的商圈因子，中观的地段因子，微观的周边业态构成因子和城市结构与空间演变的因子进行了理论分析，建立指标体系，其次利用层次分析法和模糊数学的方法进行了模型的构建，然后以江苏省常州市为典型研究对象进行了分析，最后得出了在常州市各区县内商圈中哪个商圈最适合投资，给出了自己的结论，并且给出了一般化的建议。 文章通过研究得出在影响商业地产区位选择的因素中，常州市各商圈所属区域的GDP，租金成本，同业竞争强度和地均GDP的权重都较大，所以商业地产区位投资应该与城市的宏观经济结构和消费者能力相适应，明确各个商圈内的消费能力和业态布局与商业地产的适应性，同时要用预期的眼光看待商业地产的区位选择问题，选择有发展潜力的地区，与政府进行沟通，使得商业地产的区位选择配合好政府整体城市规划和布局，更好服务于社会和人民。 The Location Choice of Commercial Real Estate Research Abstract With the continuous improvement of peoples living standard and accelerating urbanization process, as a carrier services of commercial real estate is also developing rapidly, and the typical representative of commercial real estate including the shopping center, all over the country, the urban complex, shopping street, HOPSCA is constantly emerging.
