大 连 民 族 学 院 本 科 毕 业 设 计（论 文） 万科集团财务战略分析及建议 学 院（系）： 国际商学院财务管理系 专 业： 财务管理 学 生 姓 名： 姚莉 学 号： 2011250336 指 导 教 师： 王昕 评 阅 教 师： 完 成 日 期： 大连民族学院 摘 要 财务报表记录了企业发生的经济业务。财务报表分析是一种实用、有效的工具，通过财务报表分析可以了解企业经营状况，判断企业运营状况是否健康、合理，对企业财务报表进行分析有利于解决企业经营中的问题。本文通过具体运用财务分析理论,财务指标等财务分析方法对万科集团的经营状况、财务绩效进行了分析和评价，从而进一步了解企业财务政策。 近些年来，我国的房地产行业蓬勃发展，逐渐成为我国的支柱产业，本文介绍了房地产行业，并且详细分析了外界各种环境以及市场的需求情况对于房地产行业的影响，本文选择了房地产企业中的标杆企业--万科集团，作为财务分析的对象，探究其财务战略以及企业经营模式和盈利模式。除此之外，由于房地产行业需要有大量的资金投资并且投资周期长，这是一个风险较高的行业，所以本文对房地产企业可能面临经营风险和财务风险进行了分析，万科集团对各项风险控制的比较好，比较稳定，属于稳健型经营。经过分析得出，万科集团是以“低利润率，高周转率”的财务战略模式和“谨慎经营，控制风险”的经营模式使企业逐渐走向规模化，取得辉煌成就。 关键词:财务战略;盈利能力;资产管理 Financial strategy analysis of Vanke group and suggestion Abstract Financial statement analysis is a practical and effective tool.
