近年来,作为人们基本生存发展需要之一的房地产行业,成为社会关注的焦点和舆论的热点。房地产行业是资本密集型行业,具有投资大、风险高、周期久、供应链长、地域强的特点。针对房地产的繁荣和房价的一路高升,国家相继出台了一系列政策对其进行调控和规范,同时也加大了开发商的融资难度。房地产融资方式的选择在这样的背景下就显得格外重要。
本文通过对河南建业地产有限公司的内外部环境和部分财务数据的分析,发现建业公司融资方式单一,权益融资少,过度依赖债务融资;短期借款减少,长期借款增加;导致建业公司资产负债率高,融资依赖商业银行体系,对信贷政策的变动反映强烈。本文通过分析指出建业具有雄厚的背景实力和利用外资的机会,同时也面对着国际资本的冲击威胁和负债率高的劣势。提出了采用多元化融资方式,扩大权益融资,创新融资模式是建业融资健康发展的良好方法。

Abstract
As one of industries existed for peoples survival and development needs, the real estate industry has attracted more and more attention of society and public in recent years. Real estate industry belongs to Capital Centered Industry and it is characterized by large investment, high risks, long cycle, long supplying chain and strong geographical features. At present, this industry tends to be more prosperous and the houses price keeps soaring all the way. As a result, government has worked on a series of policies to control and regulate this market. However, these measures also increased the difficulty of financing for developers. Under this background, management of real estate financing comes to be very important. Proper financial management will supply sufficient capital for companys development and deduce the cost of financing. Its an efficient way for companys further development.
This paper analyses the internal and external environment ,some financial data about Henan Jianye Real Estate Group Co., Ltd, and finds that this company has a single financing, little equity financing and excessive reliance on debt financing. The short-term borrowing reduces and long-term borrowing increases. The above reasons result in that this company has a asset-liability ratio, rely on commercial banking system for financing and has a strongly reflect for credit policy changes.
