中原(工商舖) Centaline Commercial 工商舖快訊月刊201年月 Market Review October 2013 區董點評 Director’s Review 寫字樓部 Office Department 寫字樓交投表現仍然淡靜,9月份市場僅錄得約61宗買賣成交,平均呎價約HK$10,163。過去數月,不少投資者憂慮美國提早退市,一度放慢入市步伐,處於觀望狀態,導致寫字樓買賣交投持續淡靜。惟美國聯邦儲備局日前議息後,宣布維持每月買債850億美元不變,未有如市場預期般減少買債規模,市場憧憬低息環境有機會延長。在利好消息帶動下,預料寫字樓市場於過去數月積聚的購買力將逐步釋放。    The office market remained silent, recording only about 61 sales transactions in September at an average price around HK$10,163 psf. Over the past few months, the market had been worried that the US government would withdraw from the market earlier, forcing numerous investors to slow down purchase action and remain wait-and see. This resulted in a drop in office transaction inevitably. However, the Fed has just announced that it is not going to downsize the bond purchase scale and will maintain to purchase US$85 billion of bonds per month. This has given a signal to the market that the low-interest rate era may be further extended. Along with the simulative news, it is expected that the market purchasing power accumulated in the office market over the past months is going to be released gradually in the following times. 工商部 Industrial / Office Department 9月份,工商物業交投較為淡靜,月內市場合共錄得約184宗買賣成交,較8月份約196宗下跌約6%。自政府2月底推出辣招後,市場上摩貨轉售活動幾近停頓。9月份工商物業摩貨成交僅錄得約7宗,創近4年半新低,反映打壓樓市措施嚴重影響交投量。面對逆市,買家觀望心態加強,不少選擇轉買為租,致使租賃交役持續活躍。綜合第3季租務市場表現,期內市場合共錄得約2,864宗工商物業租賃成交,較上年旺市同期約1,908宗上升約50%。    In September, the Industrial/Office property market suffered from a depressed sentiment, recording only around 184 sales transactions. The transaction volume dropped about 6% compared to August when there were around 196 cases recorded. Since the government introduced new stamp duty policies in late February, speculative activity has nearly frozen. In September, the I/O property market recorded only about 7 confirmor transactions, which was a 4 and a half years record low.
