中原(工商舖) Centaline Commercial 工商舖快訊月刊201年月 Market Review August 2013 區董點評 Director’s Review 寫字樓部 Office Department 在「雙辣招」效應下,寫字樓買賣市場出現量跌價升的情況。綜合上半年表現,商廈市場合共錄得約1,086宗買賣成交,較去年下半年下跌近39%。惟普遍業主放盤意欲不高,多採取善價而沽策略,令造價不跌反升,上半年平均成交呎價升至約HK$10,746,較去年下半年上升約23%。按區域分析,過去兩年九龍東商用物業造價急升,相反尖沙咀寫字樓價格升幅相對落後,令該區「追落後」氣氛濃厚;區內的好時中心、港晶中心及半島中心等指標商廈,近月頻錄高價成交。    Since the launch of new stamp duty policies, the office market has recorded a drop in transaction volume but a rise in transacted price. Reviewing the first half of 2013, there were a total of approx. 1,086 office sales transactions, dropping nearly 39% compared to second half of 2012. Under a compressed market sentiment, most vendors were not eager to sell on-hand premises but waited until offer prices meet their expectation. This resulted in a rise in transacted price. In first half of 2013, the average office transacted price accounted for approx. HK$10,746 psf, climbing up around 23% compared to second half of 2012. Analyzing regional performance, compared to the rapid jump in general price level recorded in East Kowloon over the past two years, office buildings in Tsim Sha Tsui have experienced a rather gentle rise in price level. The lagged behind price in Tsim Sha Tsui has successfully heated up market sentiment and brought along rising transaction. In recent months, high transacted prices have been recorded in different landmark buildings, like Houston Centre, Harbour Crystal Centre, Peninsula Centre, etc. 工商部 Industrial / Office Department 位於荃灣的全新工廈項目DAN6以分拆形式開售,隨即成為市場焦點;月內合共錄得約152宗買賣成交,佔7月份工商物業市場總成交量約38%,銷情熾熱更帶旺了西九龍整體市場氣氛。另一方面,億京發展旗下位於長沙灣的億京廣場2期亦即將開售,提供單位面積約348-11,669平方呎,呎價約由HK$9,680起。    港島區方面,黃竹坑近年發展迅速。隨著港鐵南港島綫將於2015年通車,再配合海洋公園擴建計劃,以及區內全新商用物業相繼落成,帶動該區逐步升格為新晉商業區,發展潛力優厚。日前,資深投資者李秀恒向城規會申請,把現時持有位於黃竹坑道的偉晉中心一及二期改裝成為酒店,預料可提供約176間房間。    A brand new industrial project in Tsuen Wan, namely DAN6, has recently launched for sale by individual units.
