沈阳市居民小区物业管理问题探讨 Discussion on the residential property management in Shenyang city 院 系 专 业 班 级 学 号 姓 名 指导教师 职 称 负责教师 摘 要 随着物业管理行业的发展，小区物业管理在实践中出现了一系列的问题，物业管理投诉年年大幅度上涨。根据居民小区物业管理存在的根本问题，提出了相应的对策，这将促进小区物业管理朝着更加健康、理性的方向发展，让小区物业管理更好行使其应有的职能，保护业主的共同利益，为改善人民群众的生活和工作环境创造良好的条件。 本文通过对沈阳市部分居民小区及物业进行了问卷调查，分析了沈阳市居民小区物业管理现状及问题，并尝试性的提出了一些解决办法。分析发现沈阳居民小区物业管理主要包括物业管理费收费过高问题、业主拖欠物业费、业主财产损失等问题，再通过借鉴国内外相关的管理经验，提出沈阳市居民小区物业管理问题的解决对策，包括采取合理的收费措施、建设与管理相结合、业主按时交纳物业费等，希望小区发展越来越好，物业与小区共同发展。 关键词：物业管理 居民小区 业主权益 物业纠纷  Abstract With the development of property management, residential property management in practice there were a number of issues, estates management complaints rose substantially year after year. According to the fundamental problem of the residential property management, and the corresponding countermeasures, which would promote the community towards more healthy and rational development of property management, residential property management better exercise their functions, protection of the common interests of the owners, to improve the lives of the people and create good conditions for work environment. This article by some residents in Shenyang city community and conducted a questionnaire survey of the property, current situation and problem analysis of the residential property management in Shenyang city, and try to made a number of solutions. Analysis found in Shenyang residential property management including management fee high, issues such as loss of property, owners of property owners in arrears, through the experience of relevant management experience at home and abroad, issues raised in Shenyang residential property management solution, including measures of a reasonable fee, combination of construction and management, property owners pay the property charges on time, hope community development better, property together with the community development.
