摘要 经过十多年的发展，中国的房地产业正处在向规模化、品牌化、规范运作化转型，房地产业的增长方式正由偏向速度规模向注重效益和市场细分的转变，从主要靠政府政策调控向市场和企业自身调节的方式转变。近年来，中国房地产业持续高速增长，成为启动内部需求推动经济增长的重要产业之一，房地产市场的快速发展，主要得益于国民经济持续快速增长、居民实际收入的提高以及住房消费观念的不断转变及城镇化进程的加快。同时，住房供应市场化程度的提高、新建商品住房品质的改善，这些都促进了房地产开发投资持续快速增长。房地产市场发展迅速，住房己成为居民消费热点，房地产的发展状况直接影响着居民的生活水平和生活环境。总体来看，随着公积金政策、银行住房抵押贷款及二手房市场配套措施的完善，我国居民住房市场近年来出现了良好的增长态势，使得房地产业进入高涨期。我国房地产在快速发展的同时，发展速度也成倍高于其他行业，存在了很多深层次的问题：一方面是房地产价格仍然偏高；另一方面由于房地产市场信息不能及时透明到位，相当多的居民家庭住房消费能力比较低，住宅市场大面积商品房空置和居民住房困难并存，所以，房地产业的这种持续高速发展是否过头，也是值得我们研究与关注的问题。 关键词：房地产业；泰安市；发展现状；房产分析； Abstract After 10 years of development, the real estate industry is in Chinese to scale, brand oriented, standardized operation transformation, the growth of the real estate industry is a biased velocity scale to focus on efficiency and market segmentation of the shift, shift from relying mainly on government policy to the market and the enterprise own adjustment way.
