踏入2017年,物業市場正逐步消化去年尾浮現的負面訊息及政策,但由於農曆年假期來得較早,不少投資者仍在整裝待發,故一月份寫字樓成交量並不是太多。另一方面,內地政府進一步收緊對國民的外匯管制措施,大大打擊投資者的購買力,減緩資金流向香港寫字樓市場的速度。不過,所謂「上有政策,下有對策」,人民幣貶值成為趨勢,相信投資者仍然會積極尋找不同渠道,務求將虧損減至最少。總括而言,2017年寫字樓市場前景仍然樂觀,預期資金將繼續流入,核心區商廈呎價將保持穩定升幅。
Stepping into 2017, the market has gradually digested those negative signals as well as policies occurred in late 2016. However, office transaction remained relatively limited in January as most investors delayed actions before Lunar New Year. On the other hand, the Mainland government has further restricted outflow of RMB, which in turn distorted purchasing power of investors and slowed down capital flowing into Hong Kong office market. However, it is no doubt that investors are eager to seek for suitable investment tools to minimize the loss from depreciation of RMB. Thus, it is still believed that investment capital will continue to flow into Hong Kong office market. As a whole, the office market is predicted to remain optimistic in 2017, while the general price level in core districts is estimated to show a stable growing path.

中原數據資料顯示,2016年全港工業物業買賣成交錄得約3,053宗,對比2015年約4,031宗下降約24.2%。金額方面,2016年全年錄得總成交金額約HK$264億,相對2015年錄得約HK$397億,跌幅約33.5%。另一方面,根據市場統計資料,2016年只是錄得約7宗全幢工廈買賣成交,涉及約HK$61.25億,成交量及金額分別按年下降了約50%及24.7%。雖然去年工廈市場交投相對淡靜,惟踏入年底市況開始逆轉,政府再度對住宅市場加辣,以及環球經濟不穩等因素,都帶動全球資金湧入工商舖市場,預料2017年工商物業市場將會迎來新景象,後市看俏。
According to statistics from Centaline, the industrial property market recorded about 3,053 sales transactions in 2016, dropping around 24.2% compared to 2015 when there were about 4,031 cases. The total transacted value slashed around 33.5% by year from approx. HK$39.7 billion in 2015 to HK$26.4 billion in 2016. Also, market statistics reported that in 2016, there were only about 7 whole block transactions of industrial building, involving a total consideration around HK$6.125 billion. T
