大连理工大学毕业设计（论文）格式规范 - PAGE II - - PAGE I - 摘 要 房地产的开发项目的特点是投资额巨大、建设周期长、影响因素多，因此，房地产的开发存在着很高的投资风险。因此在项目的决策阶段，对项目做出详细的可行性研究，避免了投资的盲目性，逐渐成为投资决策的重要依据。 房地产项目可行性研究是房地产开发决策分析过程中的重要步骤，它是房地产开发项目投资决要依据。在房地产开中加强，可以减少投资决策的盲目性，提高房地产企业的经济效益和促进城市土地的合理使用，使房地产市场健康发展和不断完善。 根据项目周边环境，对该项目进行了SW0T分析，客观评价了项目的现状及发展潜力。在投资估算中，运用市场比较法对该项目成本价格进行了预测。在财务评价中，根据项目的投资计划，运用盈亏平衡分析及敏感性分析，对该项目的盈利能力和不确定性进行了评价。同时对该项目进行了环境保护、风险及社会评价分析。 通过对西安市辰宇世纪城建设项目进行的可行性研究，分析得出该项目在财务上可行，风险较小，可以投资。 关键词：房地产；可行性研究；财务评价；风险分析 - PAGE VI - The Establishment of The Feasibility Study Report on the Construction Project of Xi’an Chenyu Shijicheng Abstract Real estate exploitation item involve huge investment, long of unstable affecting factors and thus big risks. in order to avoid and reduce the blindness of investment, more and more real estate investors make policy to provide important basis for the investment through the possibility research. The feasible research is an important step in decision analysis of real estate exploitation. It is the important basis of the investment decision of real estate exploitation project. During the real estate exploitation, the feasible research can reduce the blindness of investment decision, improve the economical benefit of real estate enterprises and promote to use the ground in city reasonably, so as to make the real estate market development health and constantly. According to the project environment, SWOT analysis was made, Objective to evaluate the present situation and the development potential of the project. In investment estimation, using the market comparison method to the project cost price is forecasted. In the financial evaluation, according to projects investment plan, use the break-even analysis and sensitivity analysis model, and analyse the environmental protection、risk and social assessment. After the study of feasibility on Construction Project of Xi’an Chenyu Shijicheng, it is concluded that the project can be invested for it is practical financially less risky. K
