The most probable price under competitive market conditions Price vs. Cost vs. Market Value Appraisal Process of Appraisal: national, regional, local economic conditions— population, income, employment, interest rate trends, etc. market conditions: inventory of housing units, absorption rates, rental vacancies, trends in rents submarket conditions: whether competitive or substitutable with other properties Neighborhood: education, retail, religion, hospital, etc. Uniform appraisal form The report requires an interior and exterior inspection of the subject property. A street map that shows the location of the subject property and of all comparable properties that the appraiser used. An exterior building sketch of the improvements that indicates the dimensions.
