山东大学硕士毕业论文摘要 山东大学硕士毕业论文 摘要 中国社科院2006年4月25日公布的(2006年房地产蓝皮书》显示，商 品房空置率仍然居高不下，房价依然过快增长。我国商品住宅业尚处于发展起 步阶段，盲目的商品住宅“投资热”将给投资者带来巨大的风险损失，并进而 波及购房消费者、银行，甚至于严重影响整个国民经济的运行。要避免居住小 区投资项目的风险，必须对投资过程中可能出现的种种风险因素做出科学的 分析。 本文根据风险管理在国内外的发展情况，运用项目风险管理的基本理论， 选择济南市某居住小区投资项目作为案例研究对象，探讨了项目风险管理的一 般过程一风险识别、风险分析、风险处置、风险监控，对其方法、内容和具体 过程进行了综合性、系统性地研究。论文对影响该住宅小区投资风险的因素进 行系统分析和合理整合，分析了住宅小区投资开发中存在的风险及产生根源， 深入研究了自然风险、政治政策风险、社会风险、经济风险、管理风险、技术 风险的内在运行特点，定性讨论了上述风险因素的表现形式、内在机理、，建 立了科学的住宅小区投资风险指标体系；运用层次分析方法确定了风险评价指 标体系的权系数，通过由居住小区项目资深人士组成的专家组对各风险因素、 子因素隶属度赋值，应用模糊数学的方法建立了住宅小区投资项目风险的模糊 综合评价系统，从而对住宅小区投资项目的风险量给予了定量判断；对于开发 商最为关心的商品房市场售价风险问题，论文首先运用人工神经网络理论建立 了含有多个变量的销售价格非线性模型，形成了人工神经网络非线性模型的训 练样本、测试样本、预测样本；其次依据房地产周期理论进行修正；最后导出 市场售价风险程度的大小。同时，论文提出了较为详细的住宅小区投资项目风 险应对策略，以期避免和减少住宅小区投资的风险损失。 关键词：房地产；风险管理；模糊综合评价；层次分析；人工神经网络；房地 产周期 山东大学硕士毕业论文ABSTRACT 山东大学硕士毕业论文 ABSTRACT Residential industry is gradually becoming the infrastructure section of national economy and new economic growth point．However,over-development and over-hot of residential areas investment have brought great risk loss for investors．So，how to research the investment risk of residential areas systematically is an important task to ensure residential industrial developing healthily． According to development of the risk management in the domestic and foreign and based on practical characters of the residential area investment project in jinan， the process of projects risk management was discussed--risk identification，risk measurement，risk response planning，risk control，the methods、contents and processes of them were studied comprehensively．In analyzing many kinds of risk elements and reason that appear in the process of the residential area investment project，a scientific risk index system on the residential area investment project is gived．髓e index weight of assessment is determined by applying analytic hierarchy process method，the fuzzy comprehensive evaluation system for risk of the residential area investment has been established by means offuzzy
