三线城市房地产开发项目风险识别与防范 摘 要 房地产开发是一项较为复杂而充满风险的活动,具有政策影响性强、资金需 求量大、建设周期长、不确定因素多而存在大量的风险。目前,我国的房地产业 已经发展成为国民经济的支柱产业,但有关房地产开发项目方面的风险研究仍处 于起步阶段。为实现房地产业的持续健康发展,有必要研究和建立一套比较全面 系统的理论和方法来促进企业加强对风险的防范和控制。三线城市是城市化进程 中最为重要的载体,其房地产业的发展同样受多种因素的影响,面临着很大的不 确定性。因此,对三线城市房地产开发项目的风险研究同样有着现实的意义。本 文结合自身开发工作的实践活动,用风险的相关理论和方法,对三线城市房地产 开发项目过程中的风险识别、风险评价和风险防范方法进行了初步研究,重点对 应用性较强的理论和方法进行了详细的论述。目的是希望通过对风险相关问题的 研究能引起房地产开发企业加强对开发项目风险的重视和对风险进行有效的防 范,以提高开发项目的经济效益和社会效益。 关键词:房地产开发 风险识别 风险防范 1 Abstract The real estate development is an activity to be complement and full of risk. The risks include great influence of policy,great demand for bund,long building time and many uncertain factors. At present,real estate has developed to be pillar industry of national economy. But the risk research about real estate exploration project is still in starting phase. For realizing the continuing and health development of real estate,it is necessary to study and build a set of comprehensive and systematic theory methods to promote risk identification and prevention. The three-lane urban level cities are the most important vector in the course of urbanization. The development of real estate also be effected by various factors and be confronted with great uncertainties. Therefore,the risk research to the three-lane urban real estate also has the same reality significance . The essay combines with own practice activity to have a first step research to risk identification,judgment and prevention to real developing project in the three-lane urban. Especially have a detailed discussion on applicable method. The purpose is that through the research to raise real estates attention to the business and prevention to risk and then to improve economic returns and social benefits on the developing project.
