浅议我国中小房地产企业融资难的原因及对策 专 业: 学 号: 学生姓名: 指导教师: 摘要 改革开放以来,我国的经济迅速发展,社会明显进步,国家发生了巨大的变化。中小企业作为国民经济中的重要组成部分,对推动我国经济、缓解就业压力、优化经济结构等方面起到了不可忽视的作用,但是我国中小企业在经济体系中处于弱势地位,在发展过程中普遍受到融资难的困扰,融资难已成为制约中小企业发展的主要障碍。特别是近几年,房地产业的快速发展,导致中小房地产企业的融资问题更加突出。本文通过对中小房地产企业融资现状的分析和阐述,找出中小房地产企业融资难的原因,主要包括中小房地产企业自身、金融机构、现存的信用担保体系、信用评级系统以及政府等诸多因素所共同造成的结果。通过对相关问题的分析,有针对性的提出了提高中小房地产企业自身素质、加强金融机构和金融体系的建设、规范信用担保和信用评级系统以及完善政府对中小企业的扶植力度等相关对策来解决中小企业融资困难的现状。 关键词:中小房地产企业;融资;金融机构;信用评级 Abstract Since China's reform and opening up, China's rapid economic development, social progress obviously, country, great changes have taken place. Small and medium-sized enterprises as an important part of national economy, to promote our country's economy, relieve employment pressure, optimizing the economic structure have played an important role to be reckoned with, but our country small and medium-sized enterprises in a weak position in the economic system, in the process of our development is universally financing difficulties, financing difficulties has become the main obstacle of the development of small and medium-sized enterprises. Especially in recent years, the rapid development of the real estate industry, which leads to the more evident the financing problems of small and medium-sized real estate enterprises. In this paper, through analyzing the present situation of financing of small and medium-sized real estate enterprises, and find out the cause of the financing difficulties of small and medium-sized real estate enterprises, including small and medium-sized real estate enterprises themselves, financial institutions, the existing credit guarantee system, credit rating system and government jointly caused by many factors, such as the result.
