徐 州 工 程 学 院 毕 业 论 文 房地产开发研究报告 随着我国国民经济的持续发展和城市化水平的不断提高，房地产业迅速 发展成为国民经济的支柱产业之一。房地产业属于典型的资金密集型产业， 具有投资大、风险高、周期长、收益丰厚的特点。一旦房地产业出现较大的 波动，往往会对对整个国民经济造成相当不利的影响。如何科学地评价房地 产企业的经营成果，有效地防范经营风险，对实现我国房地产企业的可持续 发展具有重要的现实意义，而通过分析企业的财务报表，计算相应财务指标， 对企业的财务能力进行系统科学的衡量与评价，是评价企业经营效果的最有 力方法之一。 财务能力分析是以企业会计报表，财务预算和有关资料为依据，采用特 定的方法，系统分析评价企业过去和现在的开发经营成果、财务状况及其变 动趋势，用以了解过去、评价现在、预测未来，为报表使用人提供决策信息。 本 文 以力 乐 房 地 产 开 发 公 司 为 研 究 对 象 ， 通 过 公 司 对 外 公 布 的 2009-2010 年财务报表为依据， 运用财务指标法解析力乐房地产开发公司的偿 债能力、营运能力、盈利能力和成长能力，根据一系列的数据分析了解公司 在财务经营上所存在的问题。通过分析结果表明：公司的偿债能力不是很高， 存在一定的财务风险 ; 营运能力较好但不稳定 ; 盈利能力不是很乐观，成本费 用较多。为改善力乐房地产开发公司的财务状况，加强力乐房地产开发公司 的经营管理 , 本文提出了相应的对策与建议。 Abstract With the continuous development of our national economy and urbanization level unceasing enhancement, the real estate industry rapidly developed into one of pillar industries of national economy.
