3 房地产企业财务风险分析与控制 ——— 以恒大地产为例 摘要：近年来，我国房地产业愈发火热， 房地产业接管了经济中最重要的位置， 一方面，房地产业的快速发展 在其他经济体的增长中起着重要作用；另一方面， 因为房地产业是投资巨大、风险高、回报率高的产业，该行业的 标准还不完善，金融体系不够明确，房地产行业存在着巨大的财务风险。本文以恒大地产为例，分析高资产负债率 的房地产公司在筹资、投资、营运、收益分配方面的风险，从内外两方面分析产生财务风险的原因，并通过数据分 析恒大地产在偿债、营运、盈利和现金获取能力上的变化趋势并予以评估。最后有针对性地提出财务风险控制措 施，以期为房地产企业控制财务风险提供一些参考意见。 关键词：房地产企业财务风险恒大地产投资决策管理机制 Analysis and Control of Financial Risks in Real Estate Enterprises ——Taking Evergrande Real Estate as an example Abstract:In recent years,our countrys real estate industry has become more and more popular. The real estate industry has taken over the most important position in the economy. On the one hand, the rapid development of the real estate industry plays an important role in the growth of other economies; on the other hand, because the real estate industry is an investment A huge,high-risk, and high-return industry,the industrys standards are not perfect, the financial system is not clear enough,and the real estate industry has huge financial risks. This article uses Evergrande Real Estate as an example to analyze the risks of financing, investment, operation, and income distribution of real estate companies with high asset-liability ratios,analyze the causes of financial risks from both internal and external aspects, and analyze Evergrandes debt repayment through data ,Operation,profitability,and change trends in cash acquisition capabilities and evaluate them. Finally,it puts forward targeted financial risk control measures,hoping to provide some reference opinions for real estate companies to control financial risks. Keywords:Real estate companies
