However, after experiencing a rapid rise in prices and investment boom, the trend of Chinas real estate market began to change, causing concerns among many people. In order to ease the impact of fluctuations in the real estate market, the Chinese government began to explore the path of securitization of real estate. After the US subprime crisis, real estate securitization has been widely concerned globally, and its legal and risk issues have gradually been revealed. Taking the US subprime crisis as the background, this paper explores the legal analysis of Chinas real estate securitization, mainly discussing the following aspects: the background and development process of Chinas real estate securitization, the legal framework of real estate asset securitization, the risk factors and regulatory measures of real estate asset securitization. The purpose of this paper is to provide a legal analysis framework and ideas for the study of Chinas real estate securitization.
