OfficeLeaseAgreement
ThisOfficeLeaseAgreement(hereinafterreferredtoastheAgreement)ismadeandenteredintoon[Date]byandbetween[NameoftheTenant](hereinafterreferredtoastheTenant)and[NameoftheOwner](hereinafterreferredtoastheOwner).
1.LeaseTerm
ThetermofthisAgreementshallcommenceon[CommencementDate]andshallcontinueforaperiodof[LeaseTerm,forexample:threeyears].Aftertheexpirationoftheterm,theleaseshallbeautomaticallyrenewedforanothertermofthesamedurationunlesseitherpartyprovideswrittennoticeofnon-renewalatleast[NoticePeriod,forexample:sixtydays]priortotheexpirationofthecurrentterm.
2.OfficeSpace
TheTenantshallhavetherighttouseandoccupytheofficespacelocatedat[OfficeAddress](hereinafterreferredtoasthePremises).ThePremisesshallbeusedsolelyforthepurposesspecifiedinthisAgreement.
3.Rent
TheTenantshallpayrenttotheOwnerintheamountof[RentAmount]permonth.Therentshallbepaidonatimelymanner,nolaterthanthe[PaymentDeadline,forexample:fifthdayofeachmonth].
4.SecurityDeposit
AtthecommencementofthisAgreement,theTenantshallpayasecuritydeposittotheOwnerintheamountof[SecurityDepositAmount].ThesecuritydepositshallbeusedtoensureperformanceoffinancialobligationsbytheTenantunderthisAgreement.
5.ImprovementsandAlterations
TheTenantmaymakeimprovementsandalterationstothePremiseswiththepriorwrittenconsentoftheOwner.Anysuchimprovementsandalterationsshallbedoneinaccordancewithallapplicablelawsandregulations.AttheexpirationorterminationofthisAgreement,anypermanentimprovementsmadebytheTenantshallbeleftingoodconditionorrestoredtotheiroriginalcondition.
6.UseandOccupancy
TheTenantshalluseandoccupythePremisesonlyforlawfulpurposesandinac
