ThisFactoryBuildingLeaseAgreement(hereinafterreferredtoasthe“Agreement”)ismadeandenteredintoon[Date]byandbetweenthefollowingparties:

1.Premises:TheLessoragreestoleasetotheLesseethepremiseslocatedat[AddressoftheFactory]forthepurposestatedbelow.

2.Purpose:TheLesseeshallusetheleasedpremisesformanufacturing,warehousing,andotherrelatedbusinessactivities.

3.TermofLease:ThisAgreementshallbeeffectivefrom[StartDate]to[EndDate].Itshallbevalidforatermof[SpecifyTerm,e.g.,fiveyears].

4.Rental:

4.1Therentforthefirstyearshallbe[SpecifyAmount].Subsequentyears’rentshallbeagreeduponandconfirmedbybothpartiesannually.

4.2Rentshallbepaidinadvanceonaquarterlybasis.FailuretopayrentwithintheagreedtimeframeshallconstituteabreachofthisAgreement.

7.AlterationsandImprovements:NopermanentalterationsorimprovementsshallbemadetotheleasedpremiseswithoutthepriorwrittenconsentoftheLessor.AnysuchalterationsorimprovementsapprovedbytheLessorshallbecomethepropertyoftheLessorattheendoftheleaseterm.

8.Subletting:TheLesseeshallnotsublettheleasedpremises,exceptwiththepriorwrittenconsentoftheLessor.
