Instructions

1.Thetextofthiscontractisademonstrationtext.ItisjointlyformulatedbyBeijingMunicipalConstructionCommitteeandBeijingAdministrationforIndustryandCommerce,andisapplicabletotothepurchaseandsaleofstockinghousesonstate-ownedlandwithintheadministrativeareaofBeijingCity.Thestockinghouse,alsoknownasthesecond-handhouse,referstothehousethatobtainsthehousing-ownershipcertificatethroughthetransferregistration.

2.Beforesigningthiscontract,bothpartiesshouldcarefullyreadthetermsofthecontract,especiallythecontentsofwhichareoptional,supplementary,fillable,andmodifiable.Thefillingoftheblanksofthiscontractcontentsandothercontentstobedeletedoraddedshallbedeterminedbybothpartiesuponnegotiation.Whentheactualsituationdoesnotoccurorthepartiesdonotmakeanagreement,Xshouldbemarkedintheblanktoindicatedeletion.

3.Beforesigningthiscontract,thesellershallpresentthehousing-ownershipcertificateandotherrelevantcertificatesandsupportingdocumentstothebuyer.

4.Thecontractshallbeenteredintobybothpartiesinaccordancewiththeprinciplesofvoluntariness,fairnessandgoodfaith,andneitherpartymayimposeitswillontheotherparty.Inordertofullyembodytheprincipleofvoluntarinessbetweenthetwoparties,blanksareleftbehindtherelevantprovisionsinthecontractforthepartiestoagreeontheirownortosupplementtheagreement.Afterthecontractentersintoeffect,theprintedtextthathasnotbeenmodifiedwillbedeemedasconsentedbybothparties.
