面对WTO，中国房地产市场寻觅新的奶酪 摘要 房地产作为一国的龙头支柱产业，其地位的重要性不言而喻。如今中国正式成为世贸组织中的一员，市场经济机制将会更趋完善，竞争局面也将愈演愈烈，同行企业之间的优胜劣态，适者生存同样再所难免。 WTO的到来，金融业、建材业等一系列相关的产业将会全面对外开放，大量的外埠资金也会注如大陆市场，投资置业的概念深入人心，加之内外销房并轨的推波助澜，使得房地产消费市场一片火热。所以从长远来看，WTO对中国房地产业的影响是利大于弊的，关键是国有企业（或民营企业、私人企业）能否把握这个契机，在群雄逐鹿中分得一杯羹。 本文从房地产即将面临的机遇与挑战入手，分别从房产开发业、房产中介业、房产物管业三个层面上进行分析。针对初始形成的基础、目前的现状特点以及竞争对手的大量介入，指出了国内企业现今的优劣势和未来的发展方向。利用入世之后直面较量的机会，从中学习先进的运营模式和成熟的管理方法，从而让开发业、中介业和物管业相互服务齐头并进，打造中国房地产业的辉煌明天。 The effect of real estate industry about the coming of WTO ABSTRACT The real estate industry plays an important role in Chinese economy. From bear to development, then from development to mature, it’s is a inevitable course. With the coming of WTO, large quantities of corporations will enter Chinese market, so the effect must lead to a lot of changes. On one hand, there’s no defying the fact that the competition will be more and more intense. To such a sense, WTO means equal, open and ,Chinese industries have to learn to adjust to the challenge. On the other hand, WTO also supplies us precious opportunity to learn a large amount of advanced manageable from the overseas corporations and run much operation principal through collaboration each other. This article analyzed the whole real estate at large. There are three aspects, including the real estate development industry, the real estate consulting and the properties management industry. In view of condition at present, it provided the advantage and weakness when China became a member of WTO formally. What’s more, the article suggested the developmental trend in the future.
