泰山大学 商学院 本 科 毕 业 论 文 浅议房地产企业目标成本管理 姓名：某后黑手 学号：鲁L88888 专 业 名 称 财务管理 申请学士学位所属学科 管理学 指导教师姓名、职称 茅山五子 1949 年 4 月 23日 摘 要 近年来，我国的房地产业逐渐复苏并快速发展起来，房地产开发的投资逐年增长，房地产企业的数量在日益增多，房地产市场的竞争也日趋激烈，房地产企业如何在激烈的市场竞争中生存和发展下去，成本管理的好坏是一个关键性因素，成本管理的好坏决定于成本管理方法和制度执行的力度。论文首先分析了当前国家加大宏观调控力度背景下的房地产市场的现状，针对房地产企业因诸如紧缩地根、紧缩银根和市场变化等原因所致面临的新形势，指出房地产开发项目的成本控制对于房地产企业持续健康发展的紧迫性;指出当前房地产开发企业需要一种高效的成本控制方法来进行成本控制，以适应激烈的市场竞争，促进企业的发展。论文接着分析了房地产企业及其产品的特点，分析了当前房地产成本管理中存在的问题及问题产生的原因，结合目标成本管理的特点和管理模式，并对房地产企业如何实施目标成本管理进行了探讨，从房地产开发项目目标成本的制定、优化、分解到目标成本的执行及分析考核都进行了详细论述。随后通过典型案例分析进一步论证了论文的观点，对其他房地产企业有很好的借鉴作用。最后对论文结论进行了总结，并指出了论文存在的不足之处和以后努力的方向。 关键词: 房地产;目标成本管理; Abstract In recent years, the real estate industry in China is developing quickly anabiosises gradually and real estate development of investment, increasing the number of real estate enterprises in increasing, the real estate market competition becomes increasingly fierce, the real estate enterprises and how in the fierce market competition, the survival and development down the stand or fall of cost management is a key factor, the stand or fall of cost management depends on cost management methods and system implementation efforts.
