附表一 住宅工程质量分户验收方案 工程名称： 建设单位：（公章） 年 月 日 住宅工程质量分户验收方案的填写说明 1、建设单位作为住宅工程质量分户验收的第一责任人，应根据工程的实际情况填写《住宅工程质量分户验收方案》； 2、《住宅工程质量分户验收方案》由工程概况、分户验收组的人员组成、验收依据、验收时间、验收前的准备工作、验收方式、住宅套内实体状况7个部分组成； 3、“工程概况”栏，涉及工程结构安全的地基基础和主体结构分部的验收是分户验收的基础，应在表中填写这2个分部的验收结论和验收时间； 4、“分户验收组人员组成”栏，验收组的组成人员由建设单位、监理单位、施工单位的有关人员参加，已选定物业管理公司的，物业管理公司应列席参与分户验收工作； 5、“验收前的准备工作”栏，应填写准备验收的靠尺板、水平仪、测距仪、卷尺、万用表、漏电保护相位检测器等专业检查仪器和工具；对有防水要求的屋面、阳台、厕浴间、厨房等部位应分别按要求提前做好淋水、蓄水试验，以便分户验收时检查有无渗漏情况；为进行套内水电使用运行情况的检查，必须开通户内的上下水、电以及通讯、门禁等系统； 6、“验收方式”栏，一是通过专用检测仪器和工具进行实地检测、测量，获取相关的检测数据，二是通过目测检查外观质量，对其做出观感质量的判定； 7、“套内实体状况”栏，应按照套内实体的实际施工状况和设备配置进行真实填写，并据此采用相应的施工质量验收标准进行套内验收； 8、按照工程实际情况，分户验收涉及的内容，在表中方框内填“√”，否则留空。 to correcting misunderstandings advocate good cadre style. 2, to carry out the double of human activities.
