附件五 江苏经贸职业技术学院 毕业设计（论文） 题目：如何利用新物业管理条例处理与业主的关系 系 （院） 工程技术学院 专业班级 物业管理（智能化） 学 号 1107070104 学生姓名 张婷 指导教师 刘保彬 职 称 讲师 2014年 3 月 10 日 如何利用新物业管理条例处理与业主的关系 摘 要 物业管理企业又称物业服务企业，顾名思义，物业管理企业的主要职责是服务，而服务的对象就是业主。要想切实做好物业管理工作，服务好业主，首先要明确各自的权利与义务以及服务的范围和方向，然后才能以新《物业管理条例》为依据，以“人性化”服务为基础，以基本服务为主，特约性服务为辅，构筑良好的服务体系。本篇论文主要对上面所述观点展开论证，并结合实际案例，展现物业管理企业在处理现实中遇到的棘手问题时，所面临的困难和障碍，并略显鄙人之见，共同探讨怎样才能在新《物业管理条例》的引领下，处理好与业主的关系，以实现物业管理企业、业主和社会三赢的局面。 关键词： 物业管理企业 业主 服务 案例分析 How to Deal with the Relationship between Owners and Property Management Companies according to the New Property Management Regulations Abstract Property management companies also called realty service enterprise, as the name implies, is the primary responsibility of the realty management enterprise services, and the service object is the owner. To real property management work, service good owners, must first clear their respective rights and obligations as well as the service scope and direction, and then based on the new Property Management Regulations, on the basis of the humanized service, give priority to with basic services, guest service, constructing the system of good service. This paper is mainly about the above mentioned point of an argument, and connecting with the actual cases, show the realty management enterprise in dealing with the difficult problems in the reality, facing difficulties and obstacles, and the views on the parties in the case, and I see slightly, to discuss how to under the lead of new Property Management Regulations, deal with the relationship with the owner, in order to realize the property management companies, owners and society three win situation.
