住宅小区智能化建设管理所遇问题和对策探讨 ——以上海地区为例 【摘要】 20世纪80年代末期智能建筑工程开始进入我国建设行业,因该工程在国内刚刚起步,建设单位很难对智能建筑有一个全面清晰的了解,智能建筑工程的方案设计、施工图深化设计，以及工程的施工都是由设备供应商和系统集成商来完成。随着智能建筑的发展，智能技术不再是办公大楼等建筑的专利，逐渐向住宅小区延伸，由此90年代中期有了“智能化小区“的概念。 这个区别于其他建筑工程的特点，决定了智能化小区工程的建设管理也会出现新的特点和关键点。本文从建设者和使用的角度出发，依据国际智能建筑、小区工程的发展态势和国内的现状，简单地介绍了智能化小区的相关概念、小区智能化系统类型构成，论述了智能化小区的特征和功能，最后提出了小区智能化建设管理过程中存在的问题及对策方法，共同探讨如何建设好智能化小区。 【关键词】 智能化小区 建设管理 问题 对策方法 【Abstract】 The late 1980s intelligent construction began to enter China construction industry, because of this project in China has just started, for intelligent building construction unit to have a comprehensive understanding of the clear,intelligent building engineering design,deepening the design drawing, and construction are made by equipment suppliers and system integration. Along with the development of intelligent building,intelligent technology is not the Patent Office building, etc. gradually extended to the residential area, from the middle of 90s had intelligent village concept. This is different from other architectural engineering characteristics, determines the intelligentized residence section of the construction project management will appear new features and points.
