青岛理工大学琴岛学院毕业设计论文 PAGE \* MERGEFORMATIII  PAGE \* MERGEFORMAT 0 摘要 本项目名称为新美花园2号地项目，是由青岛市新美置业有限公司投资建设的住宅项目，项目坐落在青岛市城阳区惜福镇街道院后社区、铁骑山路西侧，占地面积58855㎡，项目总建筑面积58855㎡。 项目总投资约2.1元人民币。项目落成以后，这里展现在世人眼前的不再是破旧的小村庄，而是一片智能化、多元化、一体化，环境优美、设施齐全、服务到位，健康，绿色、环保的综合性现代化小区。项目的投资建成将对城阳区惜福镇的发展起到很大的推动作用，并能对周边地段的区位形象、土地价值、环境改善起到辐射性作用。 本项目建设周期预计为二年半，计划2013年下半年开工2014年末竣工。其中，2013年6月～2013年10月，完成项目前期工程和施工图设计，2013年11月～2014年12月，完成项目土建、安装工程、装饰装修、及配套设施的完善等。 而本文的写作目的就是通过对本项目从市场分析，规划设计、营销方案、财务分析、不确定性分析等方面来确定本项目实施的可行性。 关键字：可行性，规划，设计，分析 PAGE  PAGE \* MERGEFORMATV Abstract The project name for the new garden 2 project , is invested by the xinmei realestateco.,LTD. Qingdao, project located in Qingdao cheng yang xi fu town yuanhou village, tie qi shan road on the west side, covers an area of 58855 square meters among them. Project total construction area of 58855 square meters , among them, the floor area of 58855 square meters , 4050square meters underground engineering. Project total investment is about 700 million yuan . After project completion, , integration, a beautiful environment, facilities, service in place, and environmental protection comprehensive modernization community. Built to cherish merit Cheng Yang Out own investment project development play a large role, and to surrounding area of the regional image, land value ,environmental improvement on effect. The project for the construction period is expected to be two and a in the second drawing design, in November 2013 to June 2013, to complete the project construction and installation engineering, decoration, and the improvement of the supporting facilities, etc. And the purpose of writing this article is based on project from market analysis , planning and design, marketing, financial analysis, uncertainty analysis and soon to determine the feasibility of the project implementation.
