河北科技师范学院本科毕业论文（设计）  PAGE II  PAGE I 摘 要  PAGE I 摘 要 本文首先研究了小城镇房地产市场存在的问题，这些问题包括市场信息不对称，供求结构矛盾明显，隐形交易活跃，土地资源浪费严重，生态环境意识淡薄，房地产建筑无特色，物业管理不规范。其次，分析了上述问题出现的原因，这些原因包括市场发展不规范，住宅消费需求旺盛，用地审批不严格，土地规划滞后，开发企业素质不高，住房金融制度不完善。在此基础上，本文从政府、开发商和消费者三个层面提出了解决上述问题的对策。本文认为，政府应聚集发展小城镇产业，提高市场透明度，加强住房价格调控，建立金融支持系统，强化政府监管，编制科学规划。房地产开发商应提升城镇建设特色，开发过程中保护环境，建立良好品牌形象。消费者应该树立正确的消费观念，加强自身的维权意识。最后，本文阐述了小城镇房地产发展前景。 关键词：房地产；小城镇；问题；对策 Abstract This paper firstly studies a series of problems in the development of small towns in the real estate market, and the problem include market information asymmetry, the structure of supply and demand contradictory, invisible transactions active, serious waste of land resources, consciousness of environmental protection, no characteristic of real estate construction, property management irregularities. Secondly this paper analyze the cause of the problems, which including the development of the market not standardized, demand for residential consumption rigid, land use approval not strict, land planning lag, the backwar technology of the construction, housing finance system not perfect. On the basis of these cause, I proposed countermeasure in this paper from three aspects. This paper thinks the government should develop small towns industry, enhance market transparency, strengthen housing price regulation, establish financial support system, strengthen government regulation, establish scientific planning. Real estate developers should enhance the characteristics of the urban construction, protect the environment, establish a good brand image. Consumers should also establish a correct concept of consumption and enhance their awareness of rights. Finally, this paper expound about the development prospect of small town real estate.
