重庆市房地产市场需求问题分析及对策 重庆市房地产市场需求问题分析及对策 重重庆庆市市房房地地产产市市场场需需求求问问题题分分析析及及对对策策 重庆工商大学融智学院 贸易经济专业 2007级 经纪人班 邓豪 指导老师 刘志东 摘要：自2009年以来我市房地产市场的迅速复苏，重庆房地产市场发展状况主要 表现为房地产开发投资增长过快，房屋销售持续增长、房地产价格的快速上涨、投 机行为劲头强势。因此，重庆房地产市场需求问题主要表现为基本需求得不到有效 保障、投机性需求严重导致房地产价格上涨、房屋供给不合理。而造成重庆市房地 产市场需求问题的深层次原因主要是制度不完善、居民收入差距过大、房地产商品 在供给上的垄断性等。再者，国务院和重庆市政府颁布了一系列房地产政策来调控 房地产市场。本文提出了影响重庆本地房地产市场的一些主要因素，如房屋价格、 居民收入、经济等。本文针对重庆本地房地产市场需求问题提出了相应分析对策。 关键词: 关键词: 关关键键词词:: 房地产 需求 对策 Abstract： Abstract： AAbbssttrraacctt：：The real estate market has gained a rapid recovery in Chongqing since 2009. And the past 2 years has seen the following changes: the overheat of real estate investment, the sustainable increase of housing sales,the soaring of housing price and the ongoing strong momentum of housing speculation. As a result, the main problems in the supply of he real estate market in Chongqing mainly lie inthe following aspects: a lack of effective ensurance of basic housing need, the unreasonably skyhigh housing price caused by speculation as well as the improper supply of commercial residential buildings. Meanwhile, the deeply rooted causes of this issue are largely due to the unbalanced institutions, the increasing gap among different social classes together with the manipulation in some rich real estate developers. Therefore, both the State Council and Chongqing Municipal government have released a series of decrees aming to adjust the property market. This thesis points out some major deficiencies in the property market in Chongqing, such as the housing price, the residents’ income and the development of the local economy and so on. The following paper aims to list some useful solutions to solve the underlying problems inthe local propertymarket of Chongqing.
