Key WordS Second-hand housing,volume,price  一、杭州市西湖区二手房交易量分析 （一）杭州市二手房市场现状 临近2015年岁末，杭州西湖区二手房市场大局已定，纵观2015年杭州二手房市场 成交轨迹，不难看出整体市场可分为：市场淡季 —— 市场博弈 —— 年末翘尾三个阶段。根据透明售房网数据统计显示，2015 年，杭州市主城区二手房共成交25497 套（出于对12 月市场的保守估计，预计12 月可成交2800 套左右），与2013 年同期31559 套相比，成交量下降19.21%。价格方面，成交均价在19820元/ 平方米，较去年同期19437 元/ 平方米上涨1.97%。整体来看，2014 年杭州二手市场依然处于较为平稳的状态，
