TENANCY AGREEMENT 承租协议 This Tenancy Agreement is made this __________ day of _________ by and between Yueyang Holiday Inn Ltd (hereinafter referred to as Landlord), and Shell China Ltd (hereinafter referred to as Tenant). 本承租协议于___年__月____日由_岳阳华瑞丹枫假日酒店有限公司(下称“出租方”)和_壳牌中国有限公司_(“承租方”)签署。 The Landlord and Tenant hereby mutually agree, pursuant to the terms and conditions of this Agreement, as follows: 出租方和承租方在此根据本协议的条款条件一致同意达成下列协议： 1. Grant of Tenancy 1、 同意承租 The Landlord hereby agrees to let to Tenant in clean and tenantable condition, and Tenant hereby agrees to take, in accordance with and subject to the terms and conditions of this Agreement, all that premises set out in Appendix A, attached to this Agreement and incorporated in it, located at Fengshu Xin Cun Yueyang Dadao, Yueyang, Hunan, (hereinafter referred to as the Premises). 根据本协议的条款条件，并以此为前提，出租方在此同意以整洁和可租用的条件向承租方出租附属并包含于本协议的附件A所规定的出租场所，位置位于_湖南省岳阳市岳阳大道枫树新村岳阳华瑞丹枫假日酒店_客房，邮编:_414000_，(下称“出租场所”)，而承租方在此同意承租该出租场所。 The Premises shall also include the fixtures, fittings and furnishings as set out in Appendix C D. 出租场所还应包括附件C D规定的家俱设备。 2. Payment of Rent, Bank Guarantee and Management Fee 2、 支付租金、保证金和管理费 In consideration of its use of the Premises, Tenant agrees to pay Landlord the rent specified in Appendix A. Tenant further agrees to provide Landlord, within sixty (60) days after the execution and delivery of this Agreement, Bank Guarantee referred to in Clause 8 below. 作为其使用出租场所的对价，承租方同意向出租方支付附件A具体规定的租金。承租方进一步同意，在本协议签署和交付60天内，向出租方支付或提供下文第8款所述的银行担保。 Landlord is obligated to pay the property management fees in the amount and to the person(s) as specified in Appendix A. 出租方须支付物业管理费，金额及人数见附件A之规定。 A Copy of the individual owner’s Identity Card the Sales Contract are attached in Appendix B. 小业主的身份证明复印件及购房合同复印件见附件B。 3. Form of Payment 3、 付款方式 All payment of rent as specified in Appendix A shall be made in Renminbi (RMB) to Landlord by wire transfer or bank draft to the Landlords bank account specified in Appendix A.
