What is Modular Architecture? Modular means construction with standardized units or dimensions for flexibility and variety in use. Any building made of standardized units or dimensions is modular by definition. Modular design and construction does not require pre-fabrication or mass production, however, one or both are usually involved. 2. When Modular Construction emerges? At the beginning of the 1960s, the adaptable, flexible and multifunctional dwelling became the architectural model of the society. Architects and engineers eagerly applied themselves to implementing ideas for a new, modern building culture through the use of industrial production methods. Industrialization of building was seen as the route to a new architecture. The concept of economical viability coupled with the methods of business management increasingly became the yardstick of society and had a lasting influence on the building sector as well. Scientific methods were applied to planning and construction and, in some areas, this led to great advances in building research in the 60s. The advent of CAD and CAM has brought dramatic changes to production technology, making even small production series with individual forms and complex geometries viable today; and since the beginning of the 1990s, architects and engineers have shown a renewed interest in the concept of system building. 3. Why Modularity Modular planning and design should result in increased pre-fabrication and mass production efficiency. Efficient prefabrication and mass production should result in purchasing and inventory efficiencies; better control of quality, schedule and budget; better design-build coordination and more efficient use of labor, material and energy.
