「起動九龍東」概念吸引外資競投區內商業用地,地皮呎價再創新高。地政總署公布,觀塘恒業街商業地以HK$37.69億批予淡馬錫旗下的新加坡基金「豐樹基金」,樓面地價每平方呎約HK$5,708,刷新九龍東商業用地呎價新高。該地合共接獲12份標書,包括本地大財團長實(0001)、新世界(0019)、信置(0083)及太古(1972)等。有關用地佔地約55,026平方呎,並設有禁止拆售限制,可建樓面面積約660,307平方呎。另一方面,本年度《施政報告》提及,政府已檢討啓德發展區的規劃以配合九龍東的轉型,並預計可增加約463萬平方呎樓面作寫字樓用途;同時政府擬將中環美利道、上環林士街停車場用地改為商業用途,令商界高度關注。
The Energizing East Kowloon campaign has attracted numerous foreign-capitals to acquire commercial sites in East Kowloon, bringing a stimulative effect on the land price level. Recently, a record high was achieved by a commercial site at Hang Yip Street in Kwun Tong. According to the Lands Department, the aforesaid land site was consent to sell to a Singaporean fund “Mapletree Investments” under Temasek, involving a consideration of HK$3.769 billion. The average price accounted for approx. HK$5,708 psf, breaking a record high of commercial site at East Kowloon. This site attracted a total of 12 submitted tenders, including local consortiums like Cheung Kong(0001), New World Development(0019), Sino Land(0083), Swire Properties(1972), etc. The site covers around 55,026 sq ft, while the permitted floor area accounts for about 660,307 sq ft. Restriction on alienation has been applied to the land site. On the other hand, the recent Policy Address pointed out that the government has reviewed the planning for Kai Tak Development to facilitate the transformation of East Kowloon, it is estimated to provide an additional 4.63 million sq ft floor area for office usage. Meanwhile, the government is considering converting the Murray Road Carpark in Central and the Rumsey Street Carpark in Sheung Wan to commercial usage, which has become the market focus.
